Rental Criteria

We do not accept comprehensive reusable screening reports.
Red Rock Property Management complies with all federal, state, and local Fair Housing laws. We do not discriminate against any person based on

We partner with The Guarantors program to support applicants who meet income requirements but may need additional assistance due to credit challenges

Identification Requirements for Application
Valid driver’s license or government-issued ID
Completed TransUnion Identity Check – to be completed after application submission
For service/comfort animals:
Legally required documentation designating the animal as a service or emotional support animal
Clear, full-body photo of the animal
A fully body photo of all pets regardless of service/ESA status.
 

Credit Requirements
All applicants must have a minimum credit score of 600.
A score below 600 is an automatic denial and will be referred to The Guarantors program.
Three (3) or more collection accounts on the credit report will result in automatic denial.
Any bankruptcies within 7 years or open bankruptcies will be denied.
Current delinquencies and late payments within the past 12 months may result in a denial.
Collection accounts with landlords, management companies or utility providers will result in an automatic denial. 
 

Income Requirements
Household income must have a combined verifiable monthly income equal to 2.5 times the monthly rent.
Applicants using Section 8, DSHS or any other assistance program must still meet income requirements for their portion of rent.
 

Rental History
Applicants must provide rental history for all rented properties over the past 5 years.
If coming from a personally owned home, provide your home address and list yourself as the landlord.
Valid rental history includes a signed lease or month-to-month agreement.
If you previously resided with family members, you must provide bank statements showing monthly rent payments for verification.
Rental history under 12 months will require a qualified cosigner or sponsorship of The Guarantors.
Two (2) or more late payments and/or one (1) NSF check within the last 12 months are grounds for denial.
Legal action filed by a landlord or property management company—such as unpaid rent, lease violations, or property damage—may result in denial regardless of outcome.
 

Employment Requirements
At least 12 months with current employer, or previous employment in the same field.
Must provide two (2) most recent paystubs or offer letter – if applying with other income, please upload your supporting documents.
Section 8, housing vouchers or DSHS letters (if applicable)
 

Cosigner Requirements
A cosigner will only be approved if all criteria below are met. Failure to meet any single requirement will result in denial of the cosigner and original application for lease.
Income: Cosigner must have verifiable, gross income equal to 5 times the monthly rent.
Credit:
Minimum of 3 open accounts in good standing for at least 2 years.
No late payments in the past 3 years
No open derogatory accounts.
Any bankruptcy (open or discharged).
Rental History: Minimum 1 year of valid and verifiable rental or mortgage history with no late or NSF payments.
Employment: At least 12 months with current employer, or prior employment in the same field.
 

Automatic Grounds for Denial
Applications will be denied for any of the following:
Credit score below 600
Three (3) or more collections on credit report
Two (2) or more late payments, one (1) or more NSF checks within the past 12 months
Lease/noise violations within the last 12 months
Unverifiable TransUnion identity check
Derogatory accounts with landlords, property management companies or utility providers
Verified eviction (credit report or landlord confirmation)
Criminal convictions involving harm or damage to persons or property
Any offense requiring sex offender registration or current registry status
Any felony or misdemeanor convictions within the past 7 years must be disclosed; a full criminal background check will be conducted
Falsified or withheld information on the application
Misconduct toward Red Rock Property Management representatives, tenants or owners at any point during the leasing or application process.

Our pet policy is designed to ensure the comfort, safety, and well-being of all residents, pets, and property.
 
Pet Limitations
Maximum of 2 pets per unit, unless otherwise specified in the property listing.
Certain properties may allow more than 2 pets; please refer to the individual property listing for details.
No pets with known aggression or aggressive behavior will be accepted.

Pet Types and Restrictions
Weight and breed restrictions may differ by property as we manage units for individual owners. Please check the property listing for specifics.
Farm animals are not allowed unless explicitly permitted in the property listing.

Pet Fees and Rent
Pet Fee: $250 per pet (non-refundable).
Pet Deposit: $250 per pet (refundable per lease terms).
Monthly Pet Rent:
1–25 lbs: $35 per month
26–40 lbs: $45 per month
41 lbs and over: $55 per month
Fees for farm animals, exotic pets, or animals requiring special accommodations will be considered on a case-by-case basis.

Service and Emotional Support Animals
Fully verified Service Animals and Emotional Support Animals (ESA) are exempt from pet fees, deposits, and rent.
Proper documentation for ESAs is required as permitted under federal and state law.

Pet Documentation and Move-In Requirements
A full-body photo of each pet is required prior to move-in.
Pets must be properly documented, and residents are responsible for providing accurate information regarding the pet’s breed, weight, and age.

Pet Conduct and Resident Responsibility
Residents are responsible for the behavior, supervision, and sanitation of their pets.
Pets must not disturb other residents or cause damage to the property.
Any aggressive behavior, excessive noise, or property damage may result in revocation of pet privileges and/or lease violations.

General Guidelines
Pets must be leashed in common areas.
Any property damage caused by pets will be deducted from the pet deposit or billed to the resident.
